The Princeton Board of Directors would like to provide maintenance information that will help keep your unit in excellent and safe condition. With homeowners and the Association working together and taking proper action we can ensure Princeton remains a well-kept, desirable community. Outlined below are several specific areas that require vigilance and regularly scheduled maintenance.
Chimney Cleaning
It is important for residents to make sure chimneys are being regularly inspected and cleaned by a professional chimney technician on a routine basis every year. Depending upon the type of wood and other items burned, a buildup of creosote can occur. As it builds up, creosote can cause chimney fires, which can then lead to house fires. An increased risk of carbon monoxide poisoning can also occur. For the safety of the residents in your unit, have your chimney inspected and cleaned annually.
Caulking on Showers
One of the most common maintenance calls the Association receives is from residents with signs of a water leak on their garage ceiling. This usually occurs from a water leak originating from the neighboring unit’s bathroom. Most often the area around the shower handles has insufficient caulking creating a slow water leak, and it slowly causes damage to the downstairs drywall. Caulking should be inspected and re-applied every 2-3 years by a plumber or handyman.
Bathroom/ Laundry Room Vent Replacement
Air fans in bathrooms and laundry rooms are easily neglected and have caused fires within the Princeton community. When fans stop working properly they will fail to start. If someone attempts to turn on the fan and it is not working properly it will not turn on. The risk of leaving the switch turned on without realizing it can occur, eventually leading to an electrical fire. If you are living in a unit with the original fans, have them replaced immediately. If your fans have been replaced and they stop functioning, make sure to replace them immediately.
Dryer Vent Maintenance
The Association is responsible for cleaning/maintaining the exterior dryer vent ducts in the community. The maintenance team will wipe away dust from the ductwork and use a vacuum with a hose to clean what is possible from the outside. This cleaning is done on a semi-annual basis. If residents have issues with their dryer not working properly, maintenance will conduct a cleaning of the dryer vent from the inside of the unit. Please report any such issues to Association management and a cleaning from the interior of the unit may be scheduled.
Roof Leaks in Living Room Near Chimneys
With recent storms, the Association has noted a few of the downstairs units (B and C units) have encountered roof leaks originating near the chimneys. The Association is proactively inspecting all roofs in the area around the chimneys and trying to locate those in need of repairs prior to water penetrating the inside. However, if a resident notices any moisture or drywall damages, please report this to Association management immediately.
